What we handle

The work of owning a rental, without leaving it unattended

Leasing

We prepare the unit for market, list it, show it, and negotiate a written lease. Vacancy time is treated as a problem to shorten, not a background condition.

Screening

Applicants are screened with information you authorize, consistent with fair housing law. We look for a lease we can stand behind, not a filled unit at any cost.

Rent collection

We collect rent, keep a ledger, and follow up when payment is late. You receive a clear picture of what came in and what did not.

Maintenance

Tenants send repair requests to us. We coordinate vendors, track the work, and ask before spending beyond the limits you set.

Statements

Periodic owner statements show rent, expenses, and funds held or remitted. The goal is a record you can file, not a marketing dashboard.

Compliance

Richmond has local rental rules that can apply to some residential properties, in addition to statewide habitability and notice requirements. We keep those rules in view when we lease and manage. This is not legal advice; some questions belong with counsel.

How it starts

    Address, unit type, current occupancy, and what you want help with—leasing only, or full management.

  2. Walk the building

    We look at condition, access, and what it will take to lease or keep the unit in repair. You get a plain summary, not a sales pitch.

  3. Agree in writing

    Fees, authority to spend, reporting, and termination are set out in a management agreement before we collect rent or advertise.
